Commercial EV charging works best when it is planned around how long vehicles stay parked. Employees park for most of the working day, so slower AC chargers cover them. Visitors, executives and delivery vehicles need a quick top-up, which is where DC fast chargers fit. Get that mix right, add load management so charging doesn't raise your building's peak demand, and put billing on an app. The rest is installation detail.
Why offices and commercial buildings are adding EV charging
• Employees. People are more likely to switch to an EV when they can charge at work.
• Tenants. For landlords, EV-ready parking helps lease space to companies with sustainability targets.
• Visitors and footfall. At retail and mixed-use buildings, drivers spend time on site while they charge.
• Building rules. Some Indian states now require new commercial buildings to provide EV-ready parking.
AC or DC: match the charger to parking time
AC chargers for employee parking
• Best for employees parked for six to nine hours
• A full charge typically takes five to eight hours
• Simpler installation, often on existing three-phase infrastructure
• Lower cost per charging point, so you can cover more spaces
DC fast chargers for visitors and fleets
• Best for visitors, executives and delivery fleets that need a quick top-up
• Charging typically takes 30 to 60 minutes
• Needs a higher sanctioned load and more space
• Suited to large offices, commercial buildings and tech parks
Most sites start with AC for staff, then add one or two DC points where visitor or fleet demand justifies it. Our AC vs DC guide explains the difference in detail.
How many chargers do you need?
Start from demand, not from parking spaces:
• Survey employees. How many drive EVs today, and how many plan to in the next two years?
• Not everyone charges every day. Most EV owners top up a few times a week at work.
• Plan for growth. Lay conduits and cable capacity to more spaces now, even if you install fewer chargers. Adding a charger later is cheap; digging up a basement is not.
• Don't forget two-wheelers. In many Indian offices, electric scooters outnumber cars. Our two-wheeler charging guide covers them.
Load management: charging without demand penalties
A building's electricity bill depends partly on its peak demand. Ten cars charging at once can push that peak up and trigger extra demand charges. Load management prevents it.
• Smart chargers share the available power across all connected vehicles
• You set a limit, and charging stays under it
• Vehicles parked longer can charge slower, so everyone is full by evening
With load management, most buildings can add chargers without an expensive upgrade to their electrical connection.
Billing: free perk or cost recovery
Decide early whether charging is a free employee benefit or paid by use. Both work, as long as every session is metered.
• Free charging as a benefit, with usage tracked for reporting
• Cost recovery, where users pay per unit through an app
• Mixed, such as free for employees and paid for visitors
What to avoid: unmetered chargers on the building's main supply. You lose track of cost, and you can't change the policy later without new hardware.
Steps to install commercial EV charging
Site assessment: spare electrical capacity, parking layout, and distance from the distribution board
Design: charger mix, cable routes, load limits and conduits for future spaces
Installation: chargers installed with load balancing built in
Access and billing setup: employees and visitors onboarded to an app; every session metered
Ongoing monitoring: real-time data, remote diagnostics and maintenance

Frequently asked questions
Is EV charging mandatory for commercial buildings in India?
Some states now require EV-ready parking in new commercial buildings. Check your state's current building rules.
Can we charge employees or visitors for using our chargers?
Yes. With metered smart chargers, you can offer free charging, charge per unit, or mix the two.
Will EV chargers overload our building's electrical system?
Not with load management, which shares the available power across chargers and keeps the building under a limit you set.
Do we need a separate electricity connection for EV chargers?
Not always. Many buildings use spare capacity on their existing connection with load management. Some DISCOMs offer a separate EV tariff, which can lower running costs.
Should an office install AC or DC chargers?
AC for employees who park all day; DC for visitors and fleets that need a quick top-up.
